If your damper is not able to to repaired and a technician recommends that you have it replaced your will have many options. One of these options is to install a new damper and damper assembly. In most cases it is much cheaper to remove the old damper plate and replace is with a roof top damper. The most common of the roof top dampers is a Lock Top Damper. Lock Top Dampers have many advantages to traditional dampers. Lock Top Dampers seal at the top of the flue with a silicone gasket, providing a tight seal resulting in lower energy bills. Lock top and other roof top dampers mount in place of the existing chimney cap and are operated by a cable that runs the length of the chimney flue. In the firebox there will be a handle that is connected to the cable. There will be a bracket mounted to the firebox wall which will enable you to pull the roof top damper close and latch it so that it may stay closed.
